The first stage in any new project is always to make a decision on exactly what you are looking for. Planning permission, if required, will be for an exact design so it is important to get this sorted before spending too much time or money.
Design
Once you know exactly what you are after then it is time to get a design together. Exactly what format this takes will vary depending on the complexity of the project. It could be a little as a rough sketch (we have installed miles of fencing based on drawings on an envelope before) or as detailed as full architectural drawings.
Consult
Once you have your designs together the next step is to speak to your local planning authority (LPA).
They will be happy to advise on if you will require planning, normally without charge. For more complex cases, especially if a site visit is required, then there will be a cost.
Prepare
If planning is not required then you are ready to proceed with your project. If it is then it is now time to prepare an application. This involves a number of differant documents and drawings, a full list of which can be supplied by your local authority.
If they are going to require surveys of any description (normally the case for major applications) then these need to be completed before applying, especially as the outcome may influence designs.
Apply
Once you have everything in place then it’s time to apply. This can be done online or in person, and will involve submission of your documentation and an application fee.
Decision
You will receive a decision with 8 weeks of your application being validated.
The possible outcomes are:
Unconditional approval- You are all ready to go
Conditional approval- You will have some conditions that must be met before sign off of the structure.
Refusal- You are not permitted to build. If this is the outcome then you may have the right to appeal.
